One box for the beam. Another for the duct. A third for the pipe nobody noticed. A basement ceiling can become a collection of explanations.
Map the lowest points
Measure the underside of beams, ducts, pipes, and planned framing. Include the floor build-up below. Draw the main walking routes and the furniture zones so the lowered areas can be judged where people will actually stand.
Ontario's second-unit guide identifies ceiling height as one of the relevant considerations for suites. Use the applicable project requirements and finished dimensions, not the open-framing height, when assessing a proposal.
Compare three ceiling arrangements
One continuous lowered strip can look calmer than several small boxes, but may sacrifice more height. Separate soffits preserve height elsewhere but create more edges. Moving a service can simplify the ceiling while increasing mechanical work.
Resolve the trades before the carpenter starts
- Can the proposed duct change maintain the intended mechanical performance?
- Where must valves, dampers, or other service points remain accessible?
- How do lights fit the ceiling and any required fire separation?
- Does the finished route meet the relevant height requirements?

Our preference is a small number of deliberate ceiling lines. They do not have to hide the fact that the basement contains services. They should make those services feel planned, while leaving the room pleasant to occupy.
